Smart Decorating: Let your style shine without hurting your future home sale.

To make a property your real home, of course you want to decorate with your personality and style! But investing in certain design choices can backfire when it’s time to sell. Because here’s the thing: buyers need to picture themselves in your home. Any of our MDREG real estate professionals will tell you, a property does much better on the market when its décor is more:

  • – Neutral
  • – Low maintenance
  • – Easy to clean
  • – Fixtures are not too modern, ornate or vintage

“Ugh! Boring….” You may be thinking. But don’t worry! Here are some great ways to use your ideas from Houzz and Pinterest (without losing thousands of dollars on your home):

Walls & Wallpaper

Go bold or graphic with your walls, but just do one or two feature walls and leave the rest of the room neutral. This way it’ll be easier for you to repaint before listing your home. Or use removable wallpaper or hang panels instead.

Light & Metallic Fixtures

If you want your fixtures to have a “wow” factor, choose pieces which are easy to replace. After all you may be advised to replace that modern chandelier or silver kitchen faucet with simpler lighting and brushed nickel. When it’s time to show your home, buyers are more interested in how they’ll add their own “wow” to the home.

Flooring

Investing a lot of money into fancy carpeting or unique flooring can definitely be a mistake. Buyers find hardwood and neutral tiling more appealing (as they assume carpet needs to be cleaned or replaced). So why not purchasing large rugs or temporary tiles instead.

Landscaping

In Colorado of course you should create a luscious outdoor living space! There are great ways to make it beautiful without making the next homeowners responsible for a lot of upkeep (they’ll prefer the yard to be basic and neat). Put your lavish flowers in huge pots. Invest in a self-containing water feature instead of building a waterfall pond in the backyard.
